Terms and Conditions

These terms apply to the four High Peak A-frame cabins at 7, 11, 19, and 25 High Drive. A multi-cabin stay must still be confirmed in writing before booking.

By making a reservation or using this website, you agree to these terms. Do not continue if you do not agree.

Definitions

“Guest,” “You,” and “Your” refer to the person making the reservation and all occupants. “High Peak,” “We,” “Our,” and “Us” refer to Richard Brown / Harmonious Abodes. In these terms, “Property” refers to the four High Peak cabins at 7, 11, 19, and 25 High Drive, West Jefferson, NC 28694.

Booking and payment

Reservations are made through the booking calendar on the cabin page. A stay still needs a confirmed reservation.
This website does not charge a card. Payment is taken by the booking system.
Amounts are quoted in USD and include applicable taxes unless otherwise noted.
A $75 pet fee per stay applies when you bring one well-behaved dog. Service animals are exempt.

Cancellation policy

This cancellation policy applies to all four High Peak cabins:

100% refund if you cancel 14 or more days before arrival.
50% refund if you cancel at least 7 but fewer than 14 days before arrival.
No refund if you cancel fewer than 7 days before arrival.
Travel insurance is recommended for unforeseen circumstances.

Guest responsibilities

Maximum occupancy is 4 guests at 7 High Drive and 6 guests at 11, 19, and 25 High Drive.
Quiet hours are 10:00 PM to 8:00 AM.
No smoking or vaping indoors or outdoors. Violations incur a $1,000 fee.
Pets require the published pet fee except for service animals.
Report damage or maintenance issues promptly.
Leave the cabin in reasonable condition.

Property rules

No parties, events, or gatherings exceeding occupancy.
Hot tub use is at your own risk. Shower before use; no glass; replace the cover; no solo or intoxicated use; supervise children. A $50 maintenance fee applies only if extra cleaning is needed from improper use — it is not a booking fee.
Parking is limited to the private driveway.
Wi-Fi is provided for convenience; connectivity is not guaranteed.
Check-in 4:00 PM / checkout 11:00 AM unless otherwise arranged.
Self check-in with a smart lock; the code is sent the day of arrival.

Liability

Guests acknowledge that cabin stays involve inherent risks including uneven terrain, wildlife, weather, steep grades, and recreational amenities. High Peak is not liable for injuries, accidents, theft, or damage to personal property. Guests participate at their own risk.

Property damage

Guests are liable for damage beyond normal wear and tear.
Smoking or vaping indoors or outdoors incurs a $1,000 fee.
Missing or damaged items are charged at replacement cost.

Force majeure

High Peak is not liable for cancellations or modifications due to circumstances beyond our control, including natural disasters, government regulations, power outages, or acts of God. We will work with guests to reschedule when possible.

Privacy and intellectual property

High Peak brand assets and original site copy may not be reused without permission. Third-party and licensed media remain subject to their respective owners' terms. Guest information is protected according to our Privacy Policy. Commercial photography or filming at the property requires written permission.

Governing law

These terms are governed by North Carolina law. Disputes will be resolved in the courts of Ashe County, North Carolina.
